Construction & Additions

Home Additions

If you love your location but need more space, an addition can give you the room you need without moving. We plan it so it blends with the house you already have.

A well-built addition shouldn't look like an afterthought. Ironcrest Contracting plans and builds home additions that match your home's rooflines, materials and floor heights, from a single-room bump-out to a full second storey.

Types of additions

  • Rear and side additions — family rooms, larger kitchens, main-floor bedrooms or primary suites.
  • Second-storey additions — adding a full or partial floor above existing living space when the lot can't support building outward.
  • Sunrooms and four-season rooms — insulated, window-filled spaces built for year-round use.
  • Bump-outs — small additions that expand a kitchen, bathroom or entry without a full foundation project.
  • Garage and in-law additions — attached garages or living space above or beside them.

How an addition project runs

  1. Feasibility. We look at your lot, zoning setbacks, existing structure and goals. Some additions need a minor variance from the municipality's Committee of Adjustment.
  2. Design and drawings. Permit drawings are prepared, and structural elements are reviewed by an engineer where required.
  3. Permits and pricing. We provide an itemized quote and handle building permit applications for our scope.
  4. Foundation and framing. Excavation, footings, foundation, framing and roof, followed by inspections.
  5. Tie-in and finishing. The addition is connected to the existing house, then insulated, drywalled and finished to match.

Good to know before you start

Zoning rules control how close you can build to property lines, how much of your lot can be covered and how tall a building can be. These rules sometimes shape an addition more than budget does, so we check them early. Additions take time: design, approvals and inspections add weeks before and during construction. Plumbing, electrical and HVAC extensions are completed by appropriately licensed trades and scheduled into the project. Inside the existing house, an addition is often a good time to update adjoining spaces through kitchen remodeling or a whole-home renovation.

What affects the cost of home additions

Addition costs depend on size, foundation type, roof design and how the new space will be used. A full basement foundation costs more than a crawl space or slab, but adds usable space. Kitchens and bathrooms in an addition concentrate plumbing, electrical and finishing work, which raises the cost per square foot. Second-storey additions require structural reinforcement and protecting the existing home during construction. Tying new rooflines and exterior finishes into the existing house takes careful work. Design, engineering, permit fees and any minor variance application are part of the budget too. We help you understand each piece before you commit to a design.

Home Additions questions

Do I need an architect for an addition?

Additions require permit drawings, and depending on size and complexity, these may be prepared by a qualified designer or architect, with an engineer reviewing structural elements. We coordinate this as part of the project.

How long does a home addition take?

Approvals can take several weeks or longer. Construction on a typical addition takes multiple months depending on size, foundation type and finishes.

Can my house support a second storey?

It depends on the existing foundation and framing. An engineer assesses whether reinforcement is needed before a second storey can be designed.
