New Home Construction
Building a new home is a long project with hundreds of decisions. We bring structure to it: a clear plan, a realistic schedule and one team accountable from foundation to finish.
Whether you're building on a vacant lot, replacing an older home or planning a custom home in a rural setting, Ironcrest Contracting manages new construction from site preparation through final finishes. Our role is to turn your plans into a well-built house and keep the project organized along the way.
What new home construction includes
- Pre-construction planning — reviewing drawings, specifications and budget, and identifying decisions that need to be made early.
- Site work and foundations — excavation, footings, foundation walls, waterproofing and backfill.
- Structure and envelope — framing, sheathing, roofing, windows, doors and siding.
- Interior construction — insulation, drywall, flooring, cabinetry, trim and finishes.
- Trade coordination — scheduling licensed plumbing, electrical and HVAC contractors and coordinating inspections.
- Infill and replacement homes — building on lots in established neighbourhoods, which can include demolition of an existing home.
How a new build runs
- Consultation. We discuss your lot, plans, timeline and budget, and whether design work is complete or still needed.
- Pricing and contract. We price the plans in detail, separating fixed costs from allowances for finishes you'll select.
- Approvals. Building permits and any other approvals are obtained before construction begins.
- Construction. Work progresses through foundation, framing, envelope, mechanical rough-ins, insulation and finishes, with inspections at each required stage.
- Completion. Final inspections, a walkthrough and a list of any remaining items.
Good to know before you start
In Ontario, builders of new homes must be licensed by the Home Construction Regulatory Authority (HCRA), and most new homes must be enrolled in Tarion's warranty program. You can look up any builder on the Ontario Builder Directory before signing a contract. Timelines depend heavily on approvals, weather and material lead times, so we build a schedule with realistic allowances. Making finish selections early helps keep the project on track.
What affects the cost of new home construction
The cost of a new home depends on its size, design complexity, site conditions and finish selections. Simple footprints and rooflines are more economical to build than complex shapes with many corners, vaulted ceilings or large spans. Site preparation varies: lots with poor soils, difficult access, demolition of an existing home or long service connections add cost. Foundation type, insulation and window packages influence both the construction budget and long-term energy use. Interior finishes, from cabinetry to flooring and trim, are often where budgets expand. That's why we set clear allowances and help you track selections against them throughout the build.
New Home Construction questions
How long does it take to build a new home?
It depends on the home's size, complexity and approvals. Construction commonly takes many months from foundation to completion, plus time for design and permits beforehand.
Do you build from my own plans?
Yes. We can price and build from plans you've had prepared, or work with you and a designer to develop them.
What is an allowance?
An allowance is a budgeted amount for items not yet selected, such as flooring or fixtures. If your selection costs more or less, the contract price is adjusted accordingly.
