Roofing

A roof is a system, not just shingles. We replace and repair roofs with attention to the details that decide how long it lasts: ventilation, flashing and eave protection.

Curling shingles, granules in the eavestroughs, a stain on the ceiling: these are usually the first signs a roof needs attention. Ironcrest Contracting handles roof replacement and roof repair on homes and small buildings, and we explain exactly what we found and what we recommend before any work begins.

Roofing services

  • Full roof replacement — tear-off of existing layers, deck inspection and replacement of damaged sheathing, and a complete new roof system.
  • Asphalt shingle roofing — architectural shingles installed to the manufacturer's specifications, which affects warranty coverage.
  • Metal roofing — standing seam and other metal roofing systems for homeowners planning to stay long term.
  • Roof repairs — leak investigation, replacing damaged or missing shingles and repairing flashing around chimneys, walls and vents.
  • Ventilation and eave protection — intake and exhaust ventilation and ice and water protection at the eaves and valleys.
  • Related exterior work — new eavestroughs, soffit and fascia completed at the same time for a clean finish.

How a roof replacement runs

  1. Inspection. We inspect the roof surface, flashing, ventilation and, where accessible, the attic for signs of moisture.
  2. Written quote. Your quote lists the roofing system, materials, ventilation plan and a per-sheet price for any rotten decking.
  3. Tear-off and deck repairs. Old roofing is removed and the deck is inspected. Damaged sheathing is replaced before new materials go on.
  4. Installation and cleanup. Underlayment, flashing, shingles or metal panels and ridge vents are installed, followed by magnet sweeps for nails.

Good to know before you start

The condition of the roof deck can't be fully known until the old roofing is removed, which is why we price replacement sheathing per sheet in advance. Roofing is weather-dependent, so schedules can shift with rain and wind. Re-roofing with similar materials often doesn't require a building permit, but structural changes do; we confirm with your municipality. Proper attic ventilation helps prevent ice damming and moisture problems, so we assess it on every replacement.

What affects the cost of roofing

Roof replacement costs depend on the size and steepness of the roof, the number of existing layers to remove and the roofing material you choose. Steep roofs require more safety equipment and slow the work down. Valleys, dormers, skylights and chimneys add flashing details. Architectural asphalt shingles are typically less expensive than metal roofing, which costs more upfront but generally lasts longer. Damaged roof decking must be replaced before new roofing goes on, which is why we list a per-sheet price in advance. Ventilation upgrades, new drip edge and eavestrough work can be included as well. Your quote will show each of these items separately.

Roofing questions

How do I know if I need a new roof or just a repair?

Isolated damage can often be repaired. Widespread curling, cracking, granule loss or repeated leaks usually mean the roof is near the end of its life. We'll tell you which applies after inspecting it.

How long does a roof replacement take?

Many residential roof replacements take one to three days, depending on size, steepness, layers being removed and weather.

Can new shingles go over old ones?

It's sometimes allowed, but we generally recommend a full tear-off so the deck can be inspected and repaired and the new roof can be installed to manufacturer specifications.
